Resolution on the preparation of the draft in accordance with Section 1 (3) and Section 2 (1) of the German Building Code (BauGB) and public participation in accordance with Section 3 (2) BauGB - draft open to the public
At its meeting on 27.11.2024, the city council of Idar-Oberstein resolved to initiate the procedure for the 1st amendment to the development plan En-6 "Naheschleife residential area" in accordance with Section 2 (1) BauGB.
The aim of the amendment to the development plan is to adapt the specifications for the traffic areas so that they can also be dedicated to the public in a uniform manner after construction. In addition, the traffic areas are to be adapted in line with the cycle radii of refuse collection vehicles and articulated lorries to improve accessibility. Furthermore, it is no longer necessary to secure areas for a transformer station in the area. Instead, the building land will be extended in the plan drawing.
The planning area is located in the south-east of the Enzweiler district on Heidstraße and includes the former "Auf Schachen" sports ground.
The scope of application covers an area of approx. 2.1 ha and can be seen on the map below.

The amendment of the development plan is carried out in a simplified procedure in accordance with Section 13 BauGB.
The land use plan of the city of Idar-Oberstein depicts a residential area for the plan area. The development plan is therefore developed from the land use plan in accordance with Section 8 (2) BauGB.
